Who Qualifies?

Qualifications for a VA loan may vary depending on the lender and specific loan program, but here are five common qualifications that borrowers typically need to meet:

  1. Eligible Military Status: VA loans are available to active-duty service members, veterans, reservists, and National Guard members who meet specific length-of-service requirements. Generally, veterans must have served for at least 90 consecutive days during wartime or 181 days during peacetime to qualify. Reservists and National Guard members must have served for at least six years, and surviving spouses may also be eligible under certain circumstances.

  2. Certificate of Eligibility (COE): Borrowers must obtain a Certificate of Eligibility (COE) from the Department of Veterans Affairs (VA) to prove their eligibility for a VA loan. The COE verifies the borrower's military service record and confirms their eligibility for the VA loan program.

While there's no strict DTI limit for VA loans, most lenders prefer a DTI ratio of 41% or lower.

  5. Property Eligibility: The property being financed with a VA loan must meet certain eligibility criteria set by the VA. Generally, eligible properties include single-family homes, condominiums, townhouses, and multi-unit properties (up to four units) that will serve as the borrower's primary residence. The property must also meet VA's Minimum Property Requirements (MPRs) to ensure it's safe, sound, and sanitary.
